Aris Market Square, a luxury high-rise apartment complex and winner of the Houston Business Journal’s 2018 Landmark Award for multi-family developments, brings 274 residential units and street level retail shops to downtown Houston’s Museum District. Houston-based developer Hines designed the building’s stone and masonry aesthetic to blend in with the nearby Rice Hotel and Houston National Bank Building. The 24-story complex helps to create the cohesive and populated downtown environment of Houston, and was developed under the Downtown Living Initiative, which offers tax breaks for multi-family units in the city. DXS was chosen as basis of design for this project’s HVAC selection.

A Daikin VRV system from DXS was incorporated to serve the top 2 floors of the development. Daikin equipment provided a highly efficiency and easily controllable interface, which gave the owners the access they needed to view the system’s full power consumption data using Daikin’s VRV Power Proportionality Distribution (PPD) software. DXS worked with Ziegler Cooper Architects, Urban Oaks Builders, Kilgore Industries, and SCA Consulting Engineers to equip Aris Market Square with two Daikin VRV heat recovery systems. The equipment totaled 24 tons, and included four vertical air handling units and a Daikin ITM central controller with PPD software and integrated options for tenant billing.

Multi-Family Key Considerations

In Europe and Asia, where cities are densely populated and high-rise apartment buildings are the norm, VRF air conditioning systems represent 50 percent of the multi-family market. As development space in North American urban areas becomes more valuable and as consumers here become more energy efficiency-minded, VRF technology is now the preferred choice of many multi-family building developers.

VRF systems offer architects and engineers with a competitive alternative to chilled water and split systems. DXS partners with developers who are attracted to VRF’s energy efficiency, ease of maintenance and its long life. And we work with engineers to customize our products, such as designing a system that provides both high-efficiency heat and air conditioning.
