The Wingate Residences, voted the Best Senior Living Facility in Needham, MA, offers hospitality and healthcare to seniors ranging from independent living to assisted living and memory care. With over 100 residents living in two 3-story buildings, the Wingate required an HVAC system that would ensure the comfort of all tenants, while maintaining energy efficiency for the building owners.

DXS was chosen as the basis of design for the project, and worked with Superior Plumbing and GD Consulting to provide the facility with a cost-effective system that produced minimal noise to eliminate disturbance to residents and staff, and included a stand-alone controls system.

The initial phase of the project was completed in September 2014. The first of two 82,000 square foot buildings consisted of a commercial kitchen, hair salon, theater, bistro, dining room, and 91 residential units: 37 memory care units, 12 independent units which included full kitchens, and 42 traditional assisted living apartments. DXS equipped this building with two Reznor Heat Recovery Rooftop Units, Daikin Heat Pump, and Daikin Heat Recovery.

The project’s second building was completed in April 2017 and included the community’s pool, demonstration kitchen, pub, fitness room, media center, yoga studio, massage studio, meditation room, and various apartments with full kitchens: 12 two-bedrooms, 29 one-bedrooms with dens and 11 traditional one-bedroom. In this phase, DXS provided two Rooftop Units, Daikin VRV IV Heat Recovery, and one Dectron Pool Unit. Both facilities were also provided with Daikin iTouch controls to allow for easy use of the system by building owners and personnel.

For this senior living residence, DXS was able to provide a complete system that met all specified requirements without exceeding tight budget restrictions. As a builder and operator of senior housing as well as skilled nursing and rehab, Wingate is one of the first developers to utilize a Daikin system as the primary source of heating and cooling in senior housing in the northeast area. DXS also helped Wingate qualify for Mass Save®, an initiative sponsored by Massachusetts’ natural gas and electric utilities and energy efficiency service providers, using the Daikin VRV system.

“At Wingate, we now have greater flexibility with our VRF system in comparison to a 2-pipe fan coil unit system. There is optimal flexibility in temperature control, where we can interchange between cooling and heating at any time, which is very critical in early spring and late fall,” said Dave Feldman, Vice President of Real Estate at Wingate Healthcare. “With a 2-pipe system, once you change to heating you are in heating mode, and when you change to cooling you are in cooling mode.  If you want the same benefit of VRF heat recovery, you would have to expand to a 4-pipe fan coil unit system, which adds more cost to the project.”

DXS was able to help the Wingate utilize cost-effective equipment, as well as lowered costs throughout the life of the system. “When you looking at operating and maintenance cost point of view, our VRF system will cost less compared to a 2-pipe fan coil unit system,” Feldman said. “Our maintenance service agreement with local Daikin Applied Service is giving the facility staff peace of mind knowing we receive high-quality factory service for our system twice a year.”
